The Cedar Falls City Council unanimously approved the preliminary plat for the Meadow Ridge Addition on April 20, advancing a 22.79-acre development that integrates strict stormwater management, sanitary sewer relocation, and wetland conservation measures. To protect sensitive environmental areas, the developer, ME Associates, LLC, is required to place the property's wetlands and stream corridor into a dedicated tract. This tract features a conservation easement that restricts human-made changes and establishes a 25-foot buffer on both sides of the riparian corridor. Because minor encroachments are necessary to extend Lake Ridge Drive and provide driveway access to the development, the developer secured a permit from the U.S. Army Corps of Engineers to mitigate the disturbance through the purchase of wetland credits. Stormwater runoff from the new public right-of-way will be managed in a separate, dedicated tract. Furthermore, the 9.74-acre multi-unit residential lot will feature its own private detention and water quality facility to handle on-site runoff. The subdivision plan also requires the relocation of an existing sanitary sewer line that currently extends through an adjacent property. The relocated sewer will connect to an existing line on West 1st Street, extend south to the future right-of-way for Whitetail Drive, and continue west to Lake Ridge Drive. The council's approval allows the developer to proceed with the extension of the necessary public infrastructure, including the sewer and stormwater networks, to support the site.
